Question posted in the Landlord Tenant Law category relating to Gauteng
I'm currently renting my garden flat to two tenants. They signed a general renting contract which states that they are responsible for the up keeping of the grounds and keep it clean. This however is not the case, as they now have 3 dogs living on the premises and they are destroying what small garden there was! I've asked to come and do inspection, as stipulated in the contract but I've been warned that he will shoot me on site! Please this is not the way I was hoping to do business? He says that he will see me at the Tribunal as I am a bad landlord! I've been trying to find out from him why and what complaints do they have but he just keeps on saying that he will meet me in court! PLEASE I need help!!!My question to you is, seeing that the law is always on the side of the tenant what am I to do? Should I try to knock on the door of the tribunal?Their contract expires end of February, should I rather wait till the contact expires? And when this contract expires is it a done deal that they should evacuate my premises, or is there yet another law protecting them from not doing so? What are the CORRECT steps to follow to make sure that they know I do not want to renew the contract? The contract stipulates that I should give them 2 Calendar Months notice? How do I do it to make sure it is legal?Please, I can not continue like this I need help....Landlord lost for wordsJC
