Hi. I have been renting a property for the past 6 years as a dental surgery. The initial agreement with the landlord was that the rent will be be increased by 10% per annum. Last year he told me that since I was using more of the waiting room I will need to pay him R1000 more. This was told to me the day I went to renew the contract and because I was caught totally off guard as I was not expecting this I agreed to sign the new lease and pay him extra. During the year the electrical board burnt out and for 5days there wasn't electricity and I couldn't see patients. I was not compensated for this loss of income. He got someone to rewire the electrical box that was not qualified or certified. This poses a problem for me because my equipment is sensitive and with the frequent cuts in electricity this could damage the equipment. I subsequently decided to look for another place and bought a house. My lease expired at the end of Nov 2014 and because I was closed in Dec I was still at the premises. I gave him notice today 31 Jan that I will be leaving In a months time at the end of Feb 2015. He became nasty and said that I should leave now. Also there have been a number of times that I have been away for holiday and insisted that I pay fully for water and lights.
I have also asked him on numerous occasions to let me view municipal accounts charged for water and lights as he has just given me a figure and insists that I pay it. The meter has been tampered with and llhence the reason for him not wanting to give me an invoice. Also the property is not rezoned for commercial use so he uses a residential house to let out to a number of other people with business.
My question is what legal action can I take as he doesn't want me to stay for the month of Feb there and this will negatively impact on my list Base.
