Hi there

Hope you are well.

My husband and I have recently leased out a property with a firm called JHI who are the LandLords.

The previous tenants ran it as a medical center and we continued the leased property as the same medical center with a brand new lease contract from the Landlords.

The previous tenant had financial trouble and made an arrangement with the landlords and signed a mandate to relet which clearly states that they are responsible for payments during the beneficial occupation. 

we were unaware of the financial difficulties the business was in and we were unaware of the mandate to relet until this morning. 

We signed a lease agreement with JHI starting a beneficial occupation as of 1st March 2020 and signed an agreement with the previous tenant that we will be responsible for our new lease held with the landlords as of 1st March 2020. along with the hand over of the space with all fixtures as is free of charge. 

The previous tenant's account was in arrears and they are liable for March payments according to the mandate to re-let and received a letter of demand from JHI.

They are now asking us to pay this amount since we have taken over the new lease with JHI. We did not agree to cover any financial obligations still owning on the previous tenant's lease. I can send you a copy of all the details. 

they have sent us a lawyer's letter demanding payments and if payments arent made they are threatening to enter the premises and remove all fixtures and drywalls. 

Please advise further
