Question posted in the Property Law category relating to Gauteng

Good evening.

I need assistance. I am renting at the moment and occupied at the beginning of February 2024. 3 months down the agent sent me a message that the owners son would like to come and see if the place is still in good condition, but the people who came there was an agent that works with the other agent and 3 people. I asked her on how come people are viewing the place due to the fact that i could hear their language (Afrikaans), whereas the verbal agreement that we has was in six months time i will apply for home loan and buy the same property. Then her response was"Don't worry those are the in-laws".

Beginning of june she calls again and say that the owners son is coming again to look at the place, then my question to her is that now they are invading my space why did they rent the place out of they do not trust people who pays rent every month. Again 2nd week of June the very same "in laws" came back and now her story was the owner has transferred the property to the new person so that it is not auctioned as "the" owner is very sick and in financial problem. They started measuring the place all the rooms and still she tells me there is nothing to worry about.

Now this person whom the property has been transferred to syas he wants to move into the place by end of November. The very same agent tells me that she will find me another flat to move into.

i feel like my rights as a tenant has been violated in a way that they want to come at anytime they want to measure or do minor improvements in the place. What rights do i have as a tenant due to false information that has been shared to me by both parties.

Your assistance and advise will be highly appreciated.
