Good morning. I rented a house from a landlord. The first year there was a contract in place and thereafter nothing. The landlord promised to get a contract in place but I resided in the house for 18 months longer without any written contract.
I informed the landlord that I would be moving out a month before I left and still had to pay my months rent. No key deposit was returned to me as yet.
There is some damages to the house which I obtained quotes for to be replaced/ repaired.
The quotes does not add up to the key deposit amount and is less than what I paid.
The landlord now requires me to first rectify all defects and refuses to use the key deposit money.
Is this correct or am I in the wrong?
