Question posted in the Landlord Tenant Law category relating to Gauteng

Good Day,

I am in need of one on one assistance.

I rented a townhouse in June 2019 for 7 Months ending 31st Jan 2020

I gave notice on the 31st of October of which they only acknowledge receipt thereof a week later which means they only started procuring a new tenant nearly two weeks after I gave notice.

I have since been looking for a qualifying tenant and each time I refered someone to them they were to busy to take the tenants to view the unit.

Now after nearly 3 weeks they only took 2 people to the unit one of which they declined the application.

My question is, they want to keep me responsible for the remainder of the 2 months rent. Are they allowed to do this. And if I simply refuse to pay will they be able to keep my  deposit as they refuse to do an exit inspection as they say that the property is my problem until they have new tenants.

I would appreciate so advice. Am I allowed to simply refuse to pay and if so how do I proceed to get my deposit back.

Should I ask an attorney to perhaps send them a letter?

Please could you assist.
