Question posted in the Landlord Tenant Law category relating to Gauteng

Hi,
My tenant has taken me to the Rental Housing Tribunal complaining of the property's faults not being fixed and eviction. My response is as follows:
-Mr Chetty moved in on the 2 September 2014
-Within the first 2 weeks, faults to the value of R15 500 was fixed
-Mr Chetty claimed he was still not happy and had further faults which I was prepared to fix but due to him stating that he was not happy living on the property, we came to an agreement that he will find a place and move. I will refund him his deposit.
-He now has more faults which I have not seen but he has submitted to the Rental Housing Tribunal
-He has not paid his October 2014 rental and claimed in our mediating meeting at the Rental Housing Tribunal office that he used his deposit as his rental because the house does not warrant a deposit.
-The house is a 3 bedroom, tiled after he moved in because he complained about the carpets, 2 bathrooms, spacious lounge and fireplace, spacious dining room, fully fitted kitchen with fitted scullery, gas stove, large entertainment room and covered patio
-Property is situated in Noordwyk, Midrand
-He has been rude and arrogant to my other tenant on the property, my son, my brother, my husband and myself
-Whithout my knowledge or authorisation he requested for an Inspector to go out to the property and carry out an inspection
-A rental agreement was sent to him but not signed by both parties
-The agreement was for six months from 1 September 2014

Pls advise what my rights are as he is so difficult and refuses to pay rent until I fix all his faults which I have not seen and it is a long list because the mediator told him its like fixing the whole house
