Good day,

I am with a small Estate Agents company, we also manage with a few rental properties.

One of the tenants have failed to pay rent for a couple of months. The owner is in dire straights and needs the monies as soon as possible.

The tenant is avoiding all contact with both us, the agent as well as the owner.

Letters of demand and to vacate have been totally ignored.

The owner is threatening to change the locks on the property as well as removing all the tenants belongings by force.

What are the tenants rights in this matter and what can the landlord / managing agents do to rectify this situation.

Please advise soonest.
