RENTAL  AGREEMENT

Good Day

If I have a Lease which only expires next year (6 months time), will I be allowed to terminate such a Lease?

*  Would a month's notice suffice, if I am able to get someone to take over my Lease?

*  What happens if the Landlord refuses to allow me to advertise for a new tenant, obviously having them interview the prospective tenant.

The property is not condusive, but I was promised that things will be sorted soon.. that was when I moved in.  Thus far whatever is fixed, is done "temporarily" e.g. toilet, taps, leakages, dampness and filth (dog poo etc cleared only once every two weeks).

I'm a Pensioner, and my health has declined. The Landlord's dogs have bitten my friend twice, and eaten smaller dogs.  Due to this behaviour, access to my section is limited. I am concerned that for instance, should I need assistance, no one, including Paramedics, could get to me.  I was told that my section would be enclosed and cement slabs would be put down as the ground has become uneven and very broken over the years. I was told that the place would be cleaned and sorted by the time I moved in.  Instead it took a Domestic help who assisted me, and whom I had to pay, 15 days to clean and make it liveable to my standards of cleanliness. They had occupied the property themselves prior to renting it to me.

Please, I would appreciate your input/advice on this issue.
